How to write a property listing from a developer's spec sheet

A developer sends you a spec sheet. It has the size, the floor, the parking and the price. It also has a lot of sales words, like "luxurious" and "world-class".

Buyers on 99acres and MagicBricks don't read those words. They look at many flats at once. They want the facts first: size, floor, parking and price.

AI can write that listing in a minute. But it can also add things that are not on the sheet. Here is how to stop that.

What to give the AI

Give it only the facts, one on each line:

• Type: 3BHK apartment
• Area: Whitefield, Bengaluru
• Size: 1,420 sq ft carpet (1,850 sq ft super built-up)
• Price: ₹1.85 Cr all-inclusive
• Details: east-facing balcony, 14th floor, 2 covered car parks, 500 m from the metro

Don't paste the sales text from the brochure. If you do, the AI will copy those words into your listing.

What to ask

Copy this into ChatGPT, Claude or Gemini. Put your own facts in the brackets.

Rules:
- Use only the facts above. If a buyer would ask about something that is missing, write [CHECK]. Do not guess.
- Do not use words like luxurious, breathtaking, world-class or oasis.
- Use short sections: headline, size, floor, parking, location, price.
- Keep it under 130 words.

The most important line is "use only the facts above". Without it, the AI adds what flats like this often have, such as a gym or a pool. Your flat may not have them.

Check it before you post

Put the listing next to the spec sheet. Check these five things:

1. Size. Carpet area and super built-up area are both there, and not swapped.
2. Extra features. Remove anything the sheet doesn't mention, or ask the developer first.
3. Price. "All-inclusive" and "plus registration" are not the same. Use the developer's exact words.
4. Distances. "500 m from the metro" should not turn into something else.
5. [CHECK]. Fill in each one, or delete that line. Never post a listing with [CHECK] in it.

Why this works

You give the AI a short list of facts. You tell it to use nothing else. And you give it a simple way to say "I don't know": [CHECK].
