Reply to a property enquiry with three questions

When a buyer enquires on a portal, use AI to write a short WhatsApp reply that asks about move-in date, budget and home loan before you send any flats.

A buyer sees a flat on MagicBricks and taps "Contact". Now you have a name, a phone number and one project name. You don't know their budget, when they want to move, or whether they have a loan.

If you start sending flats now, you may send the wrong ones. If you call straight away and ask about money, it can feel pushy.

A short WhatsApp message with three questions works better. AI can write it in your voice. Here is how.

What to give the AI

  • Name: Amit
  • Project he asked about: Godrej Splendour, Whitefield
  • Where the enquiry came from: MagicBricks
  • What he said he wants: 3BHK

Don't add a price or a list of flats yet. This message asks. It doesn't sell.

What to ask

Copy this into ChatGPT, Claude or Gemini. Put your own details in the brackets.

Rules:
- Thank them for the enquiry in one line.
- Ask exactly three questions: when they want to move in, their all-inclusive budget range, and whether they have a home loan approved or will pay themselves.
- Say why you are asking: so you only send flats that fit.
- Do not mention any price, offer, discount or flat that is not in the details above.
- Under 90 words. Warm and calm, not like a sales call.
- Use *bold* only for the three questions.

What to check before you send

  1. Three questions, no more. If the AI added a fourth, remove it. A long list is easy to ignore.
  2. No prices or offers. Remove any price, discount or "only a few units left" line. You haven't checked what is available yet.
  3. The project name. It should match what the buyer enquired about, word for word.
  4. Your voice. Would you say this on the phone? If a line sounds like a brochure, cut it.

Why this works

The message gives the buyer a reason for each question: you want to save them wasted visits. That makes the budget and loan questions feel helpful, not nosy.

The rule "do not mention any price or offer not in the details" stops the AI from filling a gap with a number it made up.

When the buyer answers, you know which flats to send, and you can send them the same day.
